Welcome! We hope you enjoy our Condo here is beautiful Scottsdale. You will find everything you need in the local area. Great shopping, restaurants, golfing and more.
The condo should be stocked with the basics you need to have an enjoyable trip. There are many stores around if you do not find everything you need. Walmart and Super Target are both close by.
If you have any questions at all feel free to email me at bbfulton@shaw.ca or call in case of emergency at 204-981-4087. There is also an option to call my local handyman Bill at 602-369-3639 email: bill4gard@cox.net. He will be able to do any repairs if required. Everything is either brand new or fairly new so any repairs are unlikely to be required.

SOME INSTRUCTIONS
FOB – Dual function FOB opens automobile gate plus Pool, Gym and clubhouse gates
· Entering with a vehicle through gate
o Push the button on the FOB when you are beside the keypad at the Guards Office
o The display will show “0”
o The gate will not open however until you pull up right in front of the gate
· Using FOB to open gates, clubhouse, gym and pool gates
o The dual action FOB also has a sensor inside
o Just swipe the FOB in front off the sensor on the gate or door and you will hear a click and be able to open the gate.
o The swipe devices are usually put on the right side of the post opposite the lock. They are kind of hidden but once you find one you will be able to find them all.
Keys
· Keys are only required to exit the compound through the East gate onto Allied Way. This will eventually be changed over to a FOB swipe lock.
· If you are going to the clubhouse or gym you the FOB to open the gates and enter the building
Pool Area
· You use the FOB to enter the pool area. Remember to take it out of your pocket before swimming
· You need the FOB to go in and out off the pool area or clubhouse so try to ensure you don’t leave it behind at the pool
· There are washrooms in the clubhouse by the pool. You can enter the clubhouse by pushing the button to the right of the door.
· The washrooms are in the hallway to the left once entering the clubhouse from the pool.
Barbecue (BBQ)
· You can Barbecue at any of the barbecue’s on the grounds
· The barbecue’s by the pool however are gas and easier to use.
· There is no barbecuing on the barbecue.

The Montage facilities are for owners, tenants of record and their guest only.. All children 14 and younger must be under adult supervision at all times. Children are not permitted to use fitness equipment.
Pools:
Please keep gates closed at all times. Glass and Pets are never allowed in pool area per Maricopa Health Code. Only personal listening devices are permitted at the pool. Radios, speakers etc are not permitted.
TRASH/GARBAGE:
All household trash should be bagged and placed inside the dumpster (fines begin at $50.) For removal:
FRONT GATE:
The Condo Association does not give out gate codes. All residents should have a remote. To enter the community, press your remote, pointing at the keypad then drive to the gate you wish to open.
CLUBHOUSE:
The Montage facilities are for owners, tenants of record and their guest only.. All children 14 and younger must be under adult supervision at all times. Children are not permitted to use fitness equipment.
Pools
Please keep gates closed at all times. Glass and Pets are never allowed in pool area per Maricopa Health Code. Only personal listening devices are permitted at the pool. Radios, speakers etc are not permitted.
Parking:
Covered assigned stall: 4448
Each unit owner has been deeded one covered parking space. Please contact your owner for your carport number. Non-covered spaces are for residents and guests, on a first come basis. You may be towed if you park in a handicapped or a non-authorized space. You may contact the office to verify your space number. Any expense incurred by the Association in connection with the towing of any vehicle shall be paid to the Association upon demand by the owner of the vehicle. Except for emergency repairs, no motor vehicle shall be constructed, reconstructed, serviced or repaired on any portion of the Condominium and no inoperable vehicle may be stored or parked on any portion of the Condominium
Pets:
Any person bringing a dog onto the Common Elements shall immediately remove any feces deposited on the Common Elements by the dog.
